Challenge

Vail Williams was appointed by global engineers of audio and video conferencing technology, Jabra, to source and secure a new office premises, ahead of the expiry of their existing lease at The Curve, near Slough.

Having secured the lease on their existing premises, we understood the businesses and their needs, and created a brief to go out to market with, which would deliver on this.

How we helped
  • Our initial brief was to search for around 10,000 sq ft of Grade A office space in Slough
  • With the evolution of the pandemic, however, we evolved the brief to meet Jabra’s changing needs, as more people were working from home, which reduced their space requirements by almost half
  • Having researched the Slough office market, we presented a shortlist of options available
  • Given market availability and uncertainty, we recommended the potential for Jabra to remain at their existing premises, subject to renegotiation of lease terms with their landlord, Threadneedle UK Property Authorised Investment Fund
  • The property was well positioned for our global client, close to Heathrow airport, with good access to rail and road networks, in line with our client’s needs
  • With a comprehensive fitout programme, the offices would be suitable for our client’s future needs
  • Jabra agreed with this approach and, following negotiation with their landlord, we secured new lease terms at their existing premises – The Curve.
